Proud Home Building Inspections

Building Inspections You Can Trust, Across Melbourne

Home building inspector checking the foundation

Buying, selling or building a home comes with plenty of decisions. A building inspection helps you make them with a clearer understanding of the property.

Proud Homes Inspections provides independent, visual inspections across Melbourne. Our qualified, experienced inspectors explain what they find in a photo-supported report written in plain English, delivered within 24 hours of the inspection.

Know more about the property before you make your next move

A fresh coat of paint can make a home look ready to move into. A new build can look finished at handover. In either case, it helps to have someone take a careful look at the areas you can safely access and explain any visible concerns.

We inspect for the purpose you need, whether that is assessing an existing home before purchase, checking work as a new home takes shape, or documenting a property’s condition. You receive a written report you can read, refer to and discuss with your inspector.

Our building inspection services

Pre-purchase building inspections

Best for: buyers and investors assessing an existing property.

Before you commit to a purchase, it is useful to understand more than what you saw at the open home. We check the property’s condition and report on visible major and minor defects and safety hazards. Pre-purchase building inspections are carried out in accordance with AS 4349.1.

Pre-sale and vendor inspections

Best for: owners preparing to sell.

Finding out about an issue before your property goes on the market gives you time to consider what to do about it. A pre-sale inspection can help you plan repairs or provide prospective buyers with an independent report to consider.

New-build staged construction inspections

Best for: people building a new home.

Some parts of a build are easier to assess before the next stage covers them. We can inspect at key milestones, including pre-slab, frame, lock-up and completion, and document visible defects or concerns while there is still an opportunity to raise them with your builder.

Handover and practical completion inspections

Best for: owners approaching the handover of a new home.

Before you accept the keys, an independent inspection can help identify defects and unfinished work that need to be discussed with your builder. The report gives you a clear record of what was found at the time of inspection.

Defect inspections and dilapidation reports

Best for: documenting a specific concern or a property’s condition.

A defect inspection provides a written record of identified issues that may be relevant to a dispute or warranty discussion. A dilapidation report documents a property’s condition before nearby construction begins. Tell us what you need the report for when requesting a quote so we can confirm the appropriate inspection scope.

Timber pest inspections

Best for: checking for evidence of timber pests and decay.

A timber pest inspection looks for evidence of termites, borers and wood decay in safely accessible areas. These inspections are carried out in accordance with AS 4349.3.

Combined building and pest inspections

Best for: buyers who want both assessments arranged together.

Building defects and timber pest activity present different risks. A combined inspection brings both checks into one visit, followed by a clear report covering the findings. It is a convenient way to get a fuller picture of the property.

What will my inspection and report cover?

The areas assessed depend on the inspection you book and what can be safely accessed on the day. Before we begin, you will receive an inspection agreement setting out the scope of the work.

After the inspection, we email you a photo-supported report that explains the findings in plain English. It gives you a record of the property’s condition at the time of inspection and helps you identify matters you may want to discuss with your agent, conveyancer, builder or another relevant professional. Your inspector can also talk through the report with you.

Why arrange an inspection?

When you are buying a property, the paperwork and photographs cannot tell you everything about its physical condition. An inspection gives you an independent assessment of visible issues before you make a decision. If you plan to bid at auction, arrange the inspection early enough to read the report before auction day.

For a new home, checking at construction milestones can bring concerns to light while work is still underway. A handover inspection provides a record of visible defects and incomplete items before you accept the finished build.

An inspection has limits: concealed defects may not be visible, and some areas may be inaccessible. Knowing what has been checked, and what the inspector found, is still valuable when you are deciding what to do next.

Why choose Proud Homes Inspections?

  • Independent, impartial findings. The inspection report comes first, whether or not you later choose to arrange repairs.
  • Qualified, experienced inspectors. We explain what we find in language you can understand.
  • Relevant Australian Standards. Pre-purchase building and timber pest inspections are carried out in accordance with AS 4349.1 and AS 4349.3 respectively.
  • Clear reports within 24 hours. Photographs and written findings help you review the property’s condition.
  • Support beyond the report, if you want it. The wider Proud Homes team includes qualified trades who can quote for small home renovations or repair work identified during an inspection. There is no obligation to use them.

Get a clearer picture of your property

Whether you are preparing to buy, planning to sell or checking the progress of a new build, we can help you arrange the right inspection.

Proud Homes Inspections provides visual, non-invasive inspections in accordance with the relevant Australian Standard (AS 4349). Inspections and reports are limited to areas that are safely accessible at the time of inspection and reflect the condition of the property at that time. A building inspection is not a guarantee against future defects and is not a certificate of compliance.
